Services Provided by GJP Marina Developments Ltd

GJP are appointed by landowners and marina operators to undertake a full range of services from a feasibility sketch scheme to statutory approvals and to the construction of the marina and the external works. They also undertake full design and project management services for the waterside buildings. The company may also be commissioned to carry out only part of the services offered e.g. design only or construction only.

Outline of services:


Stage 1 - The Feasibility Scheme


This will provide:-

  • A coloured plan layout of the marina showing the jetties, buildings, roadways, footpaths, service areas, car parking and wetlands.
  • Estimated project costs.
  • Assessment of applications for statutory approvals following initial discussions with British Waterways and the Planning Authority.

Stage 2 - Pre-planning Application Actions


This will provide:-

  • Detailed plans, elevations of buildings and cross sections through the site and placement of spoil.
  • Consultations with - British Waterways, Environment Agency, Highways Authority and Planning Authority.
  • Geo-technical survey and appraisal - sub soil investigations etc.
  • Detailed project costs

Stage 3 - Detailed Submissions for Statutory Approvals


This will include approvals for:-

  • Planning.
  • British Waterways.
  • Building Regulations.

Other requirements which may be necessary:-

  • Legal Agreements, eg road access, landscape management plan.
  • Biodiversity/Ecological impact surveys and assessment to Environment Agency and Natural England.
  • Traffic impact assessment to Highways Authority.
  • Conservation work/archaeological investigation.
  • Drainage/sewerage treatment details and discharge consents.

Stage 4 - Pre-Construction Services


We would produce:-

  • Full production details for the construction of the marina, buildings and external works.
  • Engineering details and specifications.
  • Programme of works.
  • Tender documentation for the waterside buildings.
  • Cost analysis.

Stage 5 - Construction Stage


This includes:-

  • Excavations and construction of the marina including the jetties, connection to the canal and water/electrical/drainage services.
  • Construction of the external works including the roads, footpaths, bridges, service areas and landscaping.
  • Administering the contracts for the waterside buildings.
  • Monitoring waterways procedures e.g. permeability tests of clay liner and final stilling test.
