Site Requirements


Site Area

A 100 boat marina basin will take up approximately 3 acres of land. Surrounding grounds incorporating a marina facilities building, workshop, car parking, access road and landscaping will add at least 2 acres.






Location

A site close to the edge of a town or village is likely to be considered more favourably by the local planning authority. A local pub or shops will help attract visitors as a tourist destination. A 'brown field site' incorporating previous commercial activities also helps with the planning process.



Water Resources

British Waterways will need to approve the principle of a marina following an application for 'Expression of Interest'. British Waterways will then investigate water resources.





Topography

The levels of the site compared with the water level at the canal may influence the size and shape of the basin. If the ground is higher than the canal, then the placement of the excavated spoil might be an issue. If the ground is much lower than the canal, then material may have to be imported.

A marina accommodating over 150 boats will need to meet the Dams and Reservoirs requirements where perimeter banks are necessary.



Geotechnical Investigations

The type of subsoil will have a bearing on construction costs and will determine whether puddling or synthetic liner will be required to hold water.



Access

Both vehicle access and the entrance from the canal need to be considered. If the site is on the tow path side, then a bridge will be necessary - suitable for wheelchair access and for horses pulling boats.
