What approvals do I need?

British Waterways


British Waterways will need to approve the principle of a marina following an application for Expression of Interest. BW will then investigate water resouces.

Further approvals will then be required from BW during the design and development process, in respect of civil engineering details for the connection to the canal or river and to ensure that the marina does not lose water.


Planning



Planning approval is required for the marina basin, the buildings, access, car parking, landscaping and placement of spoil.


Building Regulations



Approvals are required for the construction of the buildings - i.e. the structure, thermal insulation, fire precautions, disabled persons access, ventilation etc.


Natural England



A biodiversity survey will be required to identify habitats for protected species. This will generally involve further surveys, environmental impact assessments and management of wildlife and aquatic plants.


Other requirements may be necessary:-

  • Traffic Impact Assessment to satisfy the Highways Authority regarding road access and parking.

  • Archaeological Investigation.

  • Drainage/sewerage treatment details and discharge consents.

  • Landscape management plan.

  • Flood risk assessment - Generally all sites over 1 hectare now require FRA assessment of whether they fall within a flood plane.
